The Nevis Planning Commission consists of members appointed by the city council from among the property owners of the City of Nevis.  In addition, one City council member serves as liaison with the Planning Commission.  Meetings are normally scheduled for the 4th Monday of the month at 6:00 P.M. in the Nevis City Council Chambers.

The main purpose of the Planning Commission is to assist the City Council in the formulation of goals, policies and programs for the future of Nevis.  The commission will review applications for conditional use permits, subdivision proposals, variances and Ordinance amendments. The Planning Commission will also conduct public hearings in accordance with the provisions of the Ordinance and make recommendations to the City Council.  The Planning Commission may also perform other tasks depending on what the City Council asks of them.

To inquire about new construction, land division activity, site grading and improvements, fence permits, sign permits, or changes in land use activity; please call the Planning & Zoning Contact.  A meeting at City Hall or on-site at your property can be arranged in advance by appointment.

Demolition Permits

The cost of a Demolition Permit is $25.00.  All work must be completed within 90 days from the date of issuance.

Food Truck/Vendor Registration Permits

Food trucks and Food Vendors operating within the city limits need to complete an application and supply the following information:

Food Truck Application

  • Copy of MN Department Health Permit
  • Certificate of Liability Insurance
  • Written approval from property owner
  • Site plan that includes location where the food truck will be set up.

In Minnesota, public hearings are required by law (MN Statutes 462.357, 394.26) for major zoning changes, including amendments to zoning ordinances (text changes), rezoning (map changes), and the adoption or amendment of comprehensive plans.

Key Zoning Changes Requiring Public Hearings:

  • Zoning Ordinance Amendments
  • Comprehensive Plan Amendments
  • Conditional Use Permits (CUPs)
  • Interim Use Permits (IUPs)
  • Variances
  • Subdivision Proposals (3 or more parcels)

Public Hearing Requirements:

  • Notice must be published in a local newspaper of general circulation at least 10 days before the hearing.
  • Notification Radius: For map amendments (rezoning) affecting five acres or less, or for variances/CUPs, written notice must be mailed at least 10 days in advance to property owners within 350 feet of the affected property.
  • Procedure: According to the League of MN Cities, these hearings allow for public testimony to build a factual record.
